This feature is already available in RentRedi. Basically, currently TurboTenant only creates a new charge. When a new charge is created, the tenant can choose to pay only the rent and not pay the late fee. Next month, they could be forced to pay the late fee if landlord has enabled setting to require past dues to be paid first before paying current rent.
But the leases of most landlords typically state that late fee is "added to the rent and becomes part of the rent", which means that if rent is late, then the late fee must be paid along with the outstanding rent (especially if partial payments are turned off).
I am surprised this feature is not already enabled.

This is a much needed correction to the current way charges are handled in the system. It's great to see the details of all charges, but it should be a single value that is owed and to be paid at the end of the day. If I'm a bad renter and I can stay another month just paying the late fee, that's great for me bad for the landlord. Also it's distracting in the payments view for landlords to see all those charges. Just list the tenant/lease and the total for the month that's owed. If I want to see the details, I should be able to expand each row.

I will make sure that this gets over to the product team, you are correct, it is not expected to be added to the charge itself so it is one charge in total not 3 or 4 different charges.

Danni You mean, it is expected to be added to the rent charge itself so it is one charge, and not a separate charge. This should be at least for those that have disabled partial payments. Or you can make it an option, and have an alternative option for landlords to give tenants flexibility. I would not do so. I would require that late fee must be paid with the rent together. But other landlords may not be like that.

We just released a feature where you can select to force that late payment prioritization! You can access this in any of your lease profiles and set it for each lease that you have.

This is not the same. I am already using the feature that forces past dues to be paid before current outstanding rent. But the request here is not the same. And if you expected it to be included in your “late payment prioritization” feature, then it is not implemented correctly - or has a bug.
For example, if rent is due on 9/1 and late on 9/2 (no grace period since in Ohio late period is not mandatory) then it generates a late fee of 10% due on 9/2. Note that it is a separate charge. So now on 9/3 or whatever late date, the tenant can choose to pay only the rent component that was due on 9/1 without paying the late fee also. This is because they can select which charges to pay and can choose not to pay the late fee rightaway. So now they will be forced to pay the late fee for September on 10/1, but are not forced to pay it earlier. The problem is that they can’t be evicted now because they have made a partial payment and I have to accept it due to your system allowing them to pay only the rent and not the late fee.
If we make the due date for the late fee as 9/1 or as 8/31, they can still pay just the late fee component and avoid eviction because they have now made a partial payment!! In other words, we need a way to directly ADD it to the rent itself so that it is not a separate charge. Or you need to fix this so that a newly generated late fee is associated with the rent such that it is impossible to pay either the late fee or the rent in isolation without paying the other.
