Incorporate a Rent Roll feature that allows users to see an overview of all rented properties, tenants, rent rates, due dates, etc., with the ability to download the report in various formats (PDF, Excel, etc.).
Context -
I love the ease with which I can track tenants, maintenance issues, and payments. However, one feature that I think is sorely missing is a comprehensive Rent Roll.
As someone who manages multiple rental properties, having a Rent Roll is critical to:
  • Get a quick overview of all my rented properties in one place
  • Monitor and track which rents are due, past due, or paid
  • Identify any trends or issues with specific tenants or properties
  • Share this data with my financial advisor, partners, or for tax purposes
Proposed Solutions:
  1. Dashboard Integration: A new tab/section should be created on the dashboard specifically for the Rent Roll.
  2. Filtering Options: Users should be able to filter by property, date range, tenant status (current, past, prospective), etc.
  3. Data to Show: The Rent Roll should include:
- Property Address
- Tenant Name
- Monthly Rent Rate
- Lease Start and End Date
- Rent Due Date
- Payment Status (Due, Paid, Past Due)
  1. Download Feature: A ‘Download’ button should be available to download the Rent Roll in different formats like PDF, Excel, or CSV.
Benefits:
  1. Efficiency: Saves time for users by aggregating all rental information into one report.
  2. Accuracy: Helps keep track of rent and payment statuses more accurately.
  3. Accountability: Easier to share with stakeholders, be it a financial advisor or a partner.
