Under maintenance requests it would be very cool if I could keep track of things like filter changes, furnace cleans, pest control - things I either I have to do or call a service person for on a yearly or recurring basis but is unique to each property. As my portfolio grows it would be nice to just have these recurring things pop up on my to-do list after I have entered them to "recur"

Having the ability to select and add scheduled maintenance dates on the requests when they are known.

Can we have a place in each of the property units to document improvements and preventative things done that are NOT maintenance requests. Like, replace smoke detector and fire extinguisher, things that have a required update cycle. also where you can document improvements made like updating plumbing in bathroom.

Built into my lease are certain maintenance tasks that I require to be completed on a recurring schedule (air filter replacements, septic treatment, etc). An easy and effective way to remind tenants about this would be to bundle the reminder with their rent payment on the months the tasks are required. Could a custom reminder feature be built into the software?

Would be nice if you could setup maintence and inspection schedule reminders for each unit.

Normally when I get notified a lease will expire in 120 days is when I do an inspection, but if it goes month to month after that, I won't get another 120 notification. So would be cool If It could automatically remind you at custom intervals. Alternitavley, It could be linked to the new condition report feature, once you perform an inspection and update the system, it automatically sends a reminder after 9 or 11 months telling you to do a new inspection.

As for maintenance, this could be to remind the owner to do preventive maintence to building systems or appliances. But I mainly like to remind tenants every 3 months to pay their waterbills, and every 6 months to perform furnace filter changes.

Have an area with that tracks (fridges, oven, etc) quick tips with when it should get fixed after X amount of years. Add if its insured with that info.. etc
