Provide an option to send an automatic Pay or Quit Notice via email and TT messaging when rent is unpaid after X number of days. This will greatly speed up eviction process, when needed.

Allow the landlord to report unpaid/late payments for their tenants.

Send tenants 90/60/30 days emails to let them know their leases will be up. Have landlords approve if extending the lease or going month to month. When I email tenants to let them know their lease is ending they usually have no idea.

Create a login for Maintenance personnel to login and correspond with Landlords and Renters.

Add ability to send showing availability from the mobile app like it's possible on the web portal.

Would like to have the ability for a tenant or landlord to add a video along with photos for a maintenance request.

I am very happy that you added the ability to charge automatic daily late fees, however, I have tenants who will sometimes pay me or the bank directly for their past due rent and late fees, or I need to adjust the late fees and it takes a very long time to click on each late fee to delete it. It would be handy for me if there was a way to select multiple fees at a time to be able to delete them. Also, sometimes I need to adjust a late fee and you can no longer edit late fees - you have to delete them and then create a new charge, which is also time consuming.
